It doesn't make sense to spin your wheels doing what you pay some else to do. 

Even better though, I now all of a sudden have $150k in equity in this thing and my entrepreneurial mind starts spinning out of control.

I think for the folks that don't have any of the specialized skills mentioned the path of least resistance is to actually save for your own down payment rather than spin your wheels looking for a partner. 

It spins a potential frustration into a non-issue with a $150 cost (or whatever the booking costs you)

Since then I've read so many books and forums, listened to so many podcasts and webinars, it can make a guy's head spin with all the options out there. 

Your wife spinning in circles with excitement over real estate is not a requirement for being a good wife.My wife has been accommodating  over the years and has never read one of my real estate books.

I prefer older books that are packed full of practical information and not written with the intent of producing ten spin-offs or sequals. 

It is a great asset to own and continues to spin off attractive cash flow.

I dont know if i've been researching so much that my head is spinning and i feel like i havent made any progress in knowing how to find a market? 

Especially when it comes to REI, you will end up spinning your wheels on Facebook 99 percent of the time and even if you get one deal, you could have found five by connecting with local investors, direct mailing, and building relationships.
