Plus I have to front upfront costs for legal, inspections, etc. and if there is more than one property in contract you can double that capital outlay.So I say that my cash is the spark, your cash is the fuel.  

I use it to clean metal when I weld, but large quantities are not my favorite thing having seen a rag I used to clean some metal with acetone flash fire from a welding spark.

If that is a true bargain and depending on your market, it might spark a bidding war that will get her something higher than 79K.I always laugh when listed properties say they'll take whatever but it's still listed at a price that not at market (or it would've moved already) - if they TRULY TRULY want to sell, they will slash and burn the price down until it sells.
