I have met with sea wall contractors, done a full home inspection and met with another structural engineer and seawall professional that did an inspection and performed soil density tests around the property.

I’ve expanded my sources of leads, but that’s a longer term project as when we establish new sources we become swamped with submissions of deals bearing no relation to our published criteria; at risk levels a river boat gambler wouldn’t touch, or flat out the source just shotgunning whatever crap comes across his desk, without even reading the documentation.  

It's not something someone can fix-this worry they would have about soil contamination affecting themselves and their family and their pets.

There was recently a water intrusion event caused by a clogged drain outside which caused some hydrostatic pressure in the soil and some water came up through the slab, which the tenants promptly cleaned up and I ran a dehumidifier I rented from home depot for 24 hours.

Even with your experience, a new market can be a bear to build a team to replicate what you already do.

We are also really curious about the Big Bear area (in zones that allow STRs).

I am NOT adding square footage or moving load bearing walls, just a face lift and new floor plan.

We have done a lot of seller financing - the location really has no bearing unless you start doing CFD's and types  of deals like that.
