Hey Andrea,  We purchase a single family 2 br on the west side 5 min from the airport and a popular hospital.

Even if you do find that deal, getting it to cash flow after repairs and cash out refinance is extremely difficult for Single family homes.

I have owned several single family homes as rentals in my own name, my first LLC holds mostly 2-4 unit small multifamily properties, while my most recent LLC has all 5+ units.

It’s a single family house that I bought for $160k.

Sometimes I have even directed troubled tenants towards assistance programs (such as single moms because there are a lot of programs for them specifically in my area especially).

Alternatively, if I can find a lower cost single fam home where I can cash out 100% of my investment I would do that but those have been harder to find recently. 

Is it single level?

Curious as to thoughts on building ADU’S for equity in LA / SoCal market.Search BP forums for appraisals associated with California ADU additions in single family zones.  

Also, rather than taking a large amount of money and investing into one single directly owned property, I can split it up into much smaller chunks across many different passive investments.
