Hi BP Community,I’m looking to refine my real estate investment strategy and want to make sure I’m on the right track.Here are a few areas I’m focusing on:Property Selection: How do you choose the right type of property for your goals?

It is such a large market that values can fluctuate wildly, depending on location.I would become familiar with the city, select some areas to concentrate, and learn the values of what has traded past 90-180 days, since there may not be a lot if activity.

Most people know that George Washington began his business career as a surveyor; in fact he was selected as county surveyor at the age of 17.  

Select a larger area that is at least 30 minutes in each direction. with maybe a hand full of exceptions I am pretty sure you would be hard pressed to find a mix that represents the demographic cross section of this country and therefor a wide range of neighborhoods.

I'm using the ENEMY method, AirDNA, Mashvisor, Revedy, and Pricelabs for comps and analysis.I was able to select the market and community that is marketed as vacation rental homes and most of the houses are set up as STR.

We have bought through this realtor before.I selected a Buyers broker to represent me, versus working with the Owner/Realtor to buy his ground. 

And I'm projecting here, but it seems like the banker went through the list of named loans in their head like FHA, VA, jumbo, etc and wouldn't have "DSCR Loan" in a drop down list to select, as if you were asking for a FHA loan, so was stumbling a bit.I'd maybe suggest asking more about how the loans are underwritten when speaking with a mortgage officer and if saying "DSCR Loan" doesn't seem to get you traction, maybe ask something like "well, I was hoping that my request could be looked at from a DSCR perspective as well as any other underwriting you do for the best chance at approval because of XYZ."
