I usually just look up the real owner in public records, skip-trace their contact info, let them know someone is trying to use their land for a scam and offer to put a sign up at the property that says "NOT FOR SALE" (ironic for a real estate agent right?).

It did come in the bank's official envelope, so it can't be some scam letter, as that wouldn't even make sense.I haven't talked to my attorney yet.

When people have a negative experience or even potentially lose money in a deal, their knee jerk reaction is to throw out scam or ponzi.

You will wanna shave your head bald.Do some googling, most of those home test kits are a scam. 

Some red flags alerted me because I have seen this scam a ton recently.

A scam artist will have no intention to close so they will ask for upfront origination fees or admin fees. 

Micheal offers a perfect example of what I speak of how the "agents" with the nice websites and quick 24 hour financing are all basically fronts for scam artists in Armani suits.

I have tried some Facebook groups down there and they are ALL (so far) nothing but spam and scams, or people advertising to clean cars, etc. 

I certainly understand how the elderly can be taken advantage of as its mentioned many times about how they are targeted for any number of scams / swindling. 

Sadly, many of them don't have younger relatives to provide them guidance and many times are scammed by predatory investors.
