People with high risk tolerance will have a far different answer than someone who is risk averse.

Honestly I think most buyer's agents don't/won't do it.I think in 95% of the cases a FSBO seller could not put together the info I do for the appraiser or would even have the first clue as to what or how to do it.It's not rocket science and maybe not really brain work, it's just access to the info.For example there are neighborhoods where I've sold the same house 3 times. 

Put yourself in a sellers shoes, why on earth would they ever choose some no-name "wholesaler" vs the licensed pro who is KNOWN, delivers everything that other promised and more, for less? 

If this is your first flip with this person, put your attention on having everything operate properly.I have seen so many poeple worry about the profits that will appear but they let everything slip.Furthermore, why are you looking to partner?
