It is more of a "Retreat" in my eyes and I should be able to rent the houses separately or together.Thanks for any tips you can give!

I thought a corporate retreat etc might work well.    

Most private insurance companies are retreating from FL and government sponsored flood insurance is the fall back for most homeowners.Miami is spending 4.6 billion dollars on seawalls and flood protection, based on designs of the Army Corps of Engineers.From what I read FL has seen a lot of new developments on land that is much lower and closer to the water than a few decades ago, when homes were built on high ground.

Sounds awesome, perhaps add paddleboarding retreat in activities.

When retreat is not an option, you will have no choice but to move forward. 

Event center to book out for larger events, Yoga retreats, small weddings, etc. 

And the point of the story is, that no matter what kind of bully you are faced with, they tend to retreat when they fear they are no longer holding all the cards.
