I am wondering if there has been any real solid resolution on this topic. 

We have a specific "Purchase Resolution" that spells out all of our terms for every purchase we make straight into our LLC.

Did you ever get resolution?

The only thing aside from the certificate of good standing, formation and Operating Agreement, would be a Corporate resolution between members granting Authority to sign in case either one can’t sign for whatever reason.

I hope i'm making senseOh just wait, the real adrenaline point is after getting a deal set, that's when the real work begins actually, keeping it together, problem/conflict resolutions, all the positioning and negotiation tactics through the D.D. phases.  

They just have not been helpful with a resolution.

I always think it's best to speak with the person if you haven't already and share your concerns to see if you can come up with a resolution.....or find another PM but be prepared for different problems. 

Your map only hits red in war zones not enough resolution.

I prioritize repairs by some basic criteria, starting with issues that need immediate resolution because they either cause continuing damage (leaks) or could result in injury (mold, holes in the floor) or just make working on the property easier (plumbing and electrical systems).
