The only thing aside from the certificate of good standing, formation and Operating Agreement, would be a Corporate resolution between members granting Authority to sign in case either one can’t sign for whatever reason.

I always think it's best to speak with the person if you haven't already and share your concerns to see if you can come up with a resolution.....or find another PM but be prepared for different problems.

I prioritize repairs by some basic criteria, starting with issues that need immediate resolution because they either cause continuing damage (leaks) or could result in injury (mold, holes in the floor) or just make working on the property easier (plumbing and electrical systems).
