I know this might be a hard pill to swallow but what about selling and paying the tax and Tbill and chill for awhile have you calculated it out just so you know the tax consequences and have it as a viable option?

Any deal with upside potential (expense reduction, renovations to drive revenue, undermanaged property, etc) the in-place cap rate may hold very little relevance to the deal.Per your follow-on question about generating higher returns: you are 100% right.

Hello,So the inspection report came back with these red flags, the offer for the house was 300k, then i asked for 25k reduction and they take care of all the hazardous stuff but they said ok for 25k but you take care of everything.Anyone know how would approximate be to:1) put chimney flue2)do knob and tube rewireing (i heard it will be costly around 30k)3) change furnace4)pluming and asbestos (not sure if I should do anything for the asbestor)any help will be much

Even though I'm over paying, I get cashflow plus I'm gaining $1160 per month of principal reduction starting with my 1st $2100 payment.
