@Ian FortneyWe checked out Jaco, and from what I have researched and learned was during COVID it was a strong growing  area, then everything came to halt and very little has restarted.  

Buying and holding is a long term strategy but it's amazing how it grows over time. 

It’s growing steadily and has a mix of properties that fit well into a BRRRR strategy.

Talk to a CPA for advice based on your goals.Reinvestment: Instead of paying off properties quickly, reinvest your cash flow into more properties to grow your portfolio faster.Rent Increase: Look for opportunities to increase rents or add value to your current property to boost cash flow.Consider focusing on multi-family properties for better passive income.

Also, grow your contractor lists, maybe make posts about their work.  

I was also considering the REI expo in February so maybe I'll see you there.You're a self-proclaimed novice but I think many other members of the community would agree that you're well on your way given your potential cashflowing rental and equity.You seem to have a strong position which would allow you to keep growing your portfolio in the next few years.I'd recommend diversifying your RE portfolio the same way you're diversifying with other investments (REITs, Stocks, bonds etc.).
