In that case, would you recommend going for a cash purchase, using a hard lender, or considering DSCR loans?

I recently purchased a second foreclosure property, another condo on the east side, and am looking forward to flipping this one. 

I invest in Memphis, TN and I use the BRRRR strategy for most of my purchases.

They develop, they build, they finance, they property manage, they will have HAO, cleaning crew etc. etc. etc. so the subsidiary companies make money every step of the way.From investor perspective: The investor pay $15 K to reserve the right to purchase 25 multiplex over the year of next 5 years. 5 each year.

Purchase price: $80,000 Cash invested: $80,000 This is a reno- adding a 1 bedroom unit to a three family home.

Purchase price: $115 Cash invested: $17,000 This is my first fix and flip.

I don't think you would actually be able to purchase and maintain the policy with $750,000 replacement cost if they think it would cost $1.3 million to rebuild. 

With a purchase price of $250k, your rent is WAY too low!

Purchase price: $275,000 Cash invested: $294,000 Sale price: $355,000 The property is a 2 bed 2 bath with a den and a 1 car garage.
