Pick the worst house in a great neighborhood and upgrade it.  

I'm an LP in 24 retail big box centers, we just lost 3 Conns Home stores out of 174 closing in 15 states plus closing their 280 Badcocks furniture and more stores too.

Multifamily investors usually look to balance risk and return - usually picking either B or C neighborhoods to buy rentals in.

I used to live there so I didn't just pick a random market.

I ma here to learn and I will not pick and choose how those lessons are presented to me!  

I've used the rental calculator enough now where I think I can find a few 2-4 unit properties that can cash flow at least $100 a unit even with zero down, though the pickings be slim at any given time.

Get yourself to a point where you can evaluate a few different groups, and be able to pick the one that suits you best for your first investment.

Furniture. 

Your tenant stayed somewhere with bed bugs and brought them back in their clothes/luggage, or they bought used furniture that already had bed bugs.
