Everything I've purchased personally, including a recent 4-unit purchased last month, has been heavily cashflow negative initially and it usually takes a good amount of work to get it to cashflow or break even within a relatively short period of time....6-12 month approximately.

Hello Emira, Flipping can be very lucrative and good way to invest ad get the most ROI from your investment in a short period of time.

An audience that has been built over a long period of time and with a lot of faith and belief in the personality presenting is one that is most prepared to invest without question and most likely to be attracted to the high returns.  

A shorter minimum stay and dynamic pricing are great for attracting bookings during slower periods, though the trade-off with single-night weekend stays is definitely a balancing act.

The 401k loan has a 5 year payback period so I'd really like to see the ROI with $40,000 down and 401k loan payments and mortgage payments running simultaneously.
