I'm wondering what you all think about this question.Would you settle for 5-10% CoC ROI in this high interest rate environment if the asset was located in an appreciating market?

Some guests are looking for an "experience", and some guests are looking for peace and quiet.

Well said @Bruce LynnI have noticed an uptick on my side of the business regarding the acquisition of land and building.Its an experienced bunch that buy these but from the feed back that I'm getting, experienced flippers are finding some peace in building from the ground up.

This will significantly impact your success and peace of mind.Reach out to other investors, especially those on BiggerPockets, to get recommendations for reputable property management companies in the areas you’re interested in.Fear of Making Mistakes:It’s natural to feel nervous, especially when your family is involved.

I would try speaking to both tenants and ask them to try and maintain a quiet environment.  

These programs allow tenants to work towards homeownership while still renting, providing flexibility and peace of mind.

It is more expensive than Oakland but more peace of mind when visiting.
