I imagine a T-6 is just a Trailing 6 month table that shows our rents, expenses all fully tabulated and organized into a summary table, but having a hard time finding documentation online to support that. 

Educate your tenants on how to report it to the police.

Many if not most lenders will also want a Certificate of Standing that you get when you file your LLC on sunbiz.

I think eventually a VR set up will be common online or at RE offices.
