The fact that people will probably look up a business/investor on google even if they do receive the direct mail is a powerful observation.

As a casual observer of the commercial side I've noticed some big portfolios (or at least big by my opinion) coming up for sale.

Just my observations.

Consider that some of her observations about the house may point to habitability issues that would need to be resolved by you.

By showing the property yourself you can meet and greet people, observe what attracts them to the property, and continue your interview face-to-face.
