Going to take about $70000 to rehab but will be 5 bed 3 bath when I get it done and will be worth about $180000. 10% nervous 90% excited this is going to be awesome when it’s done.

I was a little nervous about it considering buyer was using FHA financing since FHA typically scrutinizes these types of things. 

Right now I'm feeling overwhelmed, excited, nervous, and impatient.

If the house has hardwood,  I'd just be nervous the dog would pee on it, and have it seep into the cracks... but it's hard because again-- it depends on the owner!   

The one thing we are nervous about is that it is a flip. 

I've run these numbers through my usual year-round monthly rental calculations and they just seem to out too positive, which makes me nervous. 

Personally I'd be nervous.

Despite this, many settlement agents insisted that they do it the old-fashioned way because they were nervous or didn't even know that this new rule existed.  

Most conventional wisdom/lessons learned are to the tune of not over leveraging, and any discussion involving >80% LTV seems to create a sense of nervousness (I am making a generalization here).
