I own and self manage 16 doors in my neck of the woods and am doing a quick solo visit to Austin TX this weekend.

If a tenant fell, broke their neck or a limb and sued for medical bills and lost time from work, etc., it could easily be above and beyond your umbrella policy.

I have done a few flips in smaller communities that decide to flex their muscles with an outlander. 

In my neck of the woods, the older suburbs are much more desirable to tenants and owners, so are appreciating faster than the suburbs that were built in the late 90s through early 2010s, but this was holding true even pre-pandemic in my area.  

The reason for this is when you give instructions you stop people's potential to grow because they don't exercise the muscle needed for people to think for themselves .One of the most difficult things to do as a leader is is to stop yourself from giving solutions whenever your team has a question or problem.

They are big burly guys that smell like diesel fuel, drive jacked up 4x4s, have neck tats and chew tobacco for breakfast.

Could you muscle through it for a few years until you build up enough down payment to refi?
