I've been navigating the Section 8 space for a while, and I'd be happy to share some insights from my experience.

Sidenote: I am a note investor and play in this space as my full time job, so I am not some crackhead. 

If privacy is a concern with young kids at home, you might look for properties with separate entrances or a layout that keeps your space distinct.You mentioned having substantial equity in your home, which is a great resource.

I have a commercial property with four retail spaces and three different businesses.

Purchase price: $110,000 Cash invested: $2,000,000 399 Helmericks Ave includes 3 warehouse/shops totaling 60,000 sq.ft. and office space totaling 7,000 sq.ft.

The local Mayor is saying we cannot reuse the space for this.

Value adds are always a great opportunity to generating additional more money.If you have extra space on your property, consider applying for an ADU. 

It's a good sized house (3000 sf) for the number of bedrooms (4), especially since it doesn't waste space on hallways and things like that. 

I currently have 7 rentals units ( two three unit properties, an investment condo and a garage space) Currently I accept many forms of payment including Zelle, Venmo and paper checks.
