Nothing you mention is "ordinary" and you should charge for all of it.

There was no mention or remorse for past declarations, which were pretty set in stone per the loan offer and his communication.

I have listened to plenty of podcasts and ready a number of books, but only a few mention purchasing yours first rental with a HELOC.

@Jason Weidmannit's only solid if:1) you pick a market that you can go to in person and build a team first, and 2) you recognize that RE is a long-term investment, and you may have to wait 5-10 years, or longer, before seeing ANY return. 

The numbers you mention in your post are confusing - like $150k annual income from a rental property.  

We've had tenants complain once or twice that something is not done fast enough but if it's not an urgent need, we just tell them to wait (Ex - an outlet not working). 

Like others have mentioned, a 30 year loan is better (less pressure).
