It's better than Compton, and I think it is improving, but lots of section 8, lots of late payment renters, lots of people on "disability" and you frequently smell the odor of very strong marijuana in the air.I bought here because It was affordable (for CA), I don't feel unsafe in the area, and I really think the area will improve because it is in a very advantageous location geographically.It isn't hard at all to get renters, but their quality is generally low (credit issues, potential section 8).

I have just read today in the newspaper that there was a drug raid on a house in the same neighborhood (2 blocks away) from a duplex I own. 66 marijuana plants and more than a kilogram of cocaine and crack.When I bought this place I checked with police reports regarding the neighborhood and it was not a high crime area, but "on the other side of the railroad tracks" 1/2 mile away is a high crime area.Up until this point I have bought in middle and upper middle class neighborhoods, so this is bit shocking to me.I want to be able to tell future tenants that it is a safe neighborhood, but now knowing this, I dunno.I am kinda of freaking out a little bit.

Property: 5br/3ba, 1 acre lot w/ 30x40 Pole BarnARV: $215,000 - $220,000Purchase Price: $70,000Renovation Required: Estimated $80,000-$100,000... 100% complete renovation required - home in disrepair, utilities shut off (but operational per seller), owner living there with kerosene heater and gas generator currently; drywall repair/replacement throughout; new flooring; some new windows; complete kitchen demo/renovation, everything else you'd expect in a flip.Potential issues: Home exterior is 100% brick; my partner thought he saw some issues (bricks cracked/missing) in a couple spots on his way in; house smells (like money to me - like a combination of dog urine and marijuana to most others!)

If police have the time to set up speed traps and arrest people for possession of marijuana, they should certainly have the time to take care of real issues such as this.

I'm not a lawyer, no legal advice, but I think that is proper for me as I would consider acceptance if it was, like, caught with marijuana several years ago and nothing since then.
