I fund their deals 100% they make money I charge nothing up front I only make money when they make money we get paid the same day off of the HUDs..

If you can get a better primary residential HELOC rate than you can a hard money bridge loan I would say yes.

It's not fool proof but I've weeded out a lot of people this way without spending money for marketing. 

@Pranita Maldikar Unless the seller is a family member or personal friend, I'm not sure why you'd want to put that much money down on the property.

Look for some of those to go in as an LP (limited partner) and learn and grow your knowledge, skills and investment money so you'll be ready for the next accredited deal.
