Presuming the property is in San Antonio City limits, call the Planning & Permits section and they will tell you what Inspections & Permits you will need.If this is a small "Lipstick Only" Renovation, you may be able to get by without any permits.

Owners can put lipstick on a property to make it look good on the surface but what is underneath can be the most costly and expensive to fix and drain cash flow to a neutral or negative position for years.Is there anyway to drive value meaning current rents are say at 914 a month but market rents are 1,250 a month or are market rents 900 to 950 and this property is tapped out?

I'm currently gathering referrals and taking the necessary steps to find a good GC and home inspector.Thank you for giving advice on how to find the right GC, which is probably how I should have framed this question :) I am definitely looking for some lipstick rehabs and turn keys that will give me the ROI I want because of my lack of rehab experience.
