Your mechanicals and capital expenditures are a lot more important and more expensive to fix than a pretty kitchen. its better to live in outdated kitchen and have a well kept home with updated mechanicals/roof/hvac than one that looks pretty but will start to crumble5.

2/3 of the units are singles/studios, so generally higher turnover, causing higher fees for clean outs and lease ups, etc, etcRecently had to get a "fire rated" door to the roof replaced from some city inspection, the first bids were $3800-$4500, but with the right contractors and a little of my own time and motivation, i got the job done for less than $1500 and 12 hours of my time, and it had 2x the fire rating than the city required.

Hi everyone, we are thinking of charging a monthly maintenance fee to cover our semiannual preventative maintenance inspections (where we check for leaks, clean the AC unit, replace the furnace filter, etc.) and also a once a year gutter cleaning.

I already met some new contractorswho said can finish the work within the $60K budget, however, they didmentioned some things the contactor did wrong with our house that they wouldhave to fix (leak in our roof from our chimney, new gate hinges because they put the wrong ones on there and other small things).

We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

If the leak is due to the software I would switch to a bigger more national brand instead of some company that is smaller and has the ability to have cyber issues.
