Tenants in arrears due to “loss of income related to COVID-19” have a six-month grace period—without late fees!

Cheaper properties tend to be in more challenged areas where residents where the clientele just isn't as consistent over time so there's more time, effort and energy spent chasing no payers or late payers and finding someone who takes care of the property is much farther and fewer between.

Not sure if price wise it's too late though.I also one who invests in the midwest and previously in the south.

David,I have worked with a number of investors lately that are very impressed in the Charlotte market.  

If your plans are in late 2025 to 2026 I think its too early to engage with agents as well as lender honestly.

I was not able to receive a refund because I waited too late after purchasing to request one. 

But waiting for that might make you too late.

What are the penalties for late payments or default?
