The BRRRR strategy is doable for a newer investor, but it requires a lot of effort, consistency, and hands-on involvement—it's not exactly a passive way to invest.Whichever route you choose, if you're taking on the bulk of the work to analyze deals and select the best ones, it’s important to ensure your partnership reflects the time and energy you’re putting in.

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.

I was able to replenish emergency fund money I had to dip into for furnishing, was able to pay off a hot tub, was able to replace 2 garage doors and paid for a larger repair this year.

There are situations that they can source better value products from larger suppliers such as HVAC units or plumbing supplies, and we are ok with that.

Perhaps I'm an old out of touch birdie, but if I made $292,000 a MONTH doing land contracts, I would focus all of my time and energy on that and adding to it.
