Two other key aspects that worry me about Japan are (1) generally depreciating values of real estate and (2) generally decreasing rents. 

As long as you express the key details of tenant information, lease dates, along with any standard information to vacate, and clear language of "non-renewal".

I currently work with investors building their portfolio with Turn Key investments.

And of course I am very good at what I do providing the money to make this happen for them the key though is there is no debt I provide cash we own it outright and I  have a JV with my clients that do the work of finding these and dispostioning them and dispo is done simply on the MLS very simple. 

Given the photo of that fix/flip, I assume you're OK with a "fixer upper" or would you prefer a turn-key rental?

I really do think these turn keys are a great option, especially for out of state investors.

I added value to the property by focusing on key renovations that aligned with the tastes of Hamptons buyers.
