It's a lot easier of a pill to swallow than taking your first step into an out-of-state market, where you'll still have a housing payment, but now you are also risking a second house payment, and putting all your faith into a group of people states away to make sure you succeed.

You should be able to find somebody in St Louis who can repipe all 5 units for $3000-$4000 a piece in PEX.Sounds like there is other damage (drywall, vandalism) so of course you'll need to clean that up too.This will be a tough pill to swallow, but it will get your units up and running again, cash flowing again, and it will buy you some time since you are in a negative equity situation right now and can't sell.
