Having said that, if I were you, I'd bring in an experience industrial partner to help you navigate the intricacies of industrial space, industrial leases, and negotiating the best deal for your client.You will learn from the process and you will provide your client with the best possible representation.  

I hope these aren't ones I've watched already but I'll check them out.The delima is that CPAs don't know the intricacies of the trust and it becomes solely down to the adequacy of the attorney to do these correctly for the investor/me.

I don't know all the intricacies of title insurance, but they have a lender's policy to protect them against these kinds of things. 

If you have the choice, there is *so much* learning and confidence that comes from buying and operating your first rental yourself - once you understand the business and intricacies, you can sell that one (or keep it) and you'll be 5 or 10 steps ahead of anyone who tries to startoff by investing "passively" out of town.  

Sorry I can't speak to tax law intricacies such you are pointing out.

However, my father and brother, who I wish to partner with, are a bit close-minded and do not respect the intricacies of business.

They need to acquire a knowledge of the intricacies of real estate, real estate finance, local market, neighborhood, national and local economics, buyers financial strengths and weaknesses, and sellers wants, needs and motivations. 

But don't know the details and full intricacies so that's why I am here.

I would urge you to network with local investors to better understand the intricacies of investing.

On the other hand I don't want to dive in haphazardly being so new to all the intricacies and make bad choices and deals.
