Use an American Arbitration Association arbitration clause in any contract you use.  

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

For instance, while applying Texas-based legislation, the state's strong preference for ADR processes like mediation and arbitration is an important factor to take into account.

You are paid for the year so if they crank up a legal escort service in there, you are not getting them out.Besides the fact that it always means they don't qualify by standard means, it means giving yourself no way of getting them out.Side note, some international renters are used to renting a year in advance as it does work this way in other countries.
