For first flips better to start with a  small cosmetic rehab  until you get to know the process and the team well.

@Ilia Zakharav, There's no problem in selling individual units and 1031 exchanging them as individuals. 

There is a huge group of investors in this community that will help guide you throughout the process.

I learned a lot through the closing process and also as an actual landlord having to deal with issues.

The process will obviously cost quite a bit more and Safeguard seems to have washed their hands of it completely. 

Still need to close on the property because I have already put 18K downpayment and then work with city on split process.  

We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.  

Inevitably there will be some "friction points" that you'll have to discuss/mediate, but ultimately if they are not willing to adopt a majority/all of your processes, then I think you mutually set up a date that works for them to move. e.g. 60 days, 90 days, etc...

Granted, once I know you as an individual are tied to a transaction, then I can see what you have done in the past and any future transactions.
