Are day traders still subject to wash sale rules?

They claim the repairs were done and that the properties were worth more at the time of purchase but that the area has deteriorated since then.Any help on this subject would be greatly appreciated!

In a hot market, the unobtainable thing is the most valuable.

Outside Lisbon/Oporto/Coimbra (very hot markets) probably 570€/month on a 3 bedroom condo would be a B level medium rent income.As always, this is theory only, I have no real experience.

Just be the absolute best host you can be for the first year -- communicate clearly and quickly, make sure cleaning is top-notch, make sure all amenities work (hot tub is hot, TV remotes have batteries, etc. etc.)

Much more difficult to convince sellers to do a subject to transaction6.

San Antonio is hot in the summer.I will compare my return on San Diego purchases against any market, but if you plan to buy rent ready, I think many markets will beat San Diego in the short term.  10 years or more out, I suspect few markets will beat San Diego.
