We are deciding between hiring a property management company, finding a full time handyman or a hybrid of hiring a property management company for our bigger buildings and using a handyman contracting company for the easier ones.

And even if they do, they can change that at a monthly BOD meeting.Plus, since you are going to have to hire out the 1) Property Mgmt, 2) Repairs and maintenance, and 3) cleaning, your profit margin is going to be very slim, particualry in a condo (which will have a much leaner net profit than a basic house.Not trying to be a downer, but I'd suggest looking at another avenue for REI. 

Renting, like hiring an employee, taking on a business partner or client and marring (even more so), are relationships that can be costly if made hastily or imprudently.Like others, I have check lists that I do not deviate from. 

And not just $200 per month per door (which has been the long-standing average, at least here in Milwaukee) Yes, you can also create equity with a business, if you are growing it to a size where it becomes a sellable asset, you replace yourself, hire a manager and a team of workers.

Hire an HVAC contractor to go check it out, of course. 

Or go the motor home route. ( wife does not care for the motor home route though) Or just do what we do now.. fly to where we want to fish stay in hotel and hire a guide !!!..

The amount is a fraction of what we would have to pay to hire someone. 

I will note though that lots of people manage multiple rentals without hiring a STR management company (myself included).

And people hire them instead of us because it looks like they "care" and we don't.
