They seem to always quote it in $/square foot and it's an annual figure so for example lower end retail in my area goes for about $10/foot.For the improvement costs (TI, tenant improvements) you can negotiate that with potential tenants but I would again use a short-cut $/square foot or you could do a specific list.

Obviously selling real estate would require A LOT of legality you have to learn, paperwork, shortcuts, etc. but do you guys think it would be a good idea for me to look into this?

Look for the "short cuts" to get the education that you want and make sure you are not wasting Time and your GI Bill on useless courses in University that turn you into another "whining Millenial with no skills" and a humongous dumb ***, Student Loan.

I think there is a tendency for newer folks to look for the shortcut answer and by doing so miss the real answer.
