As a market matures a real estate investor likes to become patient and choosy - two characteristics that may not be compatible with a board of directors of a  publically traded company.

I think speculating on amazon would be a huge gamble at this point.

Identify the zoning characteristics, political environment, and real estate market demand parameters for each parcel.With the wide variety of sites you delineate, there is a wide range of different development characteristics to research, design, entitle, and sell or build for each project.

There are characteristics of a cycle, like good economy, jobs, low unemployment, consumer confidence, new building permits, new loan applications, low interest rates, etc.

If you, based on market indicators, believe that there will be appreciation then hold on however we all know that's a gambling mans game. 

Deja vu from 2005-2007..........Yes, you need to leverage your equity to keep moving forward....wont argue that....but to pull out ALL your equity to go buy more properties in a very high market, sounds like a huge gamble to me..... use the leverage....hell yes.....but using ALL of your equity is a huge ALL IN bet..... you better be able to back it up if there is a big correction......Guess I'm just a wimp.....hope you are right.......

They are then faced with gambling that rates will stay low until they can refinance or sell the asset.So how do forward commitments work?

., anybody who thinks that Bitcoin is anything more than a gamble at this point is out of their mind.

We are still in the early stages of research and are looking for any resources that could help give us a better idea of market characteristics.

Or you would be forced to sell at a greater loss than you now face.Although real estate investing at the best of times is high risk what you face with this property, in my opinion, is a 100% gamble.
