Not all big operators are bad, however, if this comes to fruition, I could see it having a negative affect on current renters in those cities. 

So I am looking for more creative ways to get the funding I need to bring this second rental property to fruition.

I've been paid like clockwork on all of my notes, and rolled over  The smaller portion of one when it came to fruition, taking back the larger portion in principle just to see them perform.

You could purchase the property now with a Hard Money loan that has a 12-18 month term and then when the term comes to fruition you could refinance out of it into a conventional (or you could refinance earlier).

Last year it finally came to fruition.

So, it is always nice to see an idea come into fruition and maturity before one's eyes over time.
