I took the Airbnb bookings and now I'm around 80/20 Airbnb/VRBO.Based on a recent bad experience that I had with Airbnb (it's a separate thread out here), I called VRBO and asked them how I can get more booking requests from VRBO.

Each market you will hear about will have its good and bad. 

Lots of other people had bad experiences. 

He said he rented a dumpster for this Tuesday but like I said no rent for January and now we are into February, can I change the locks, I want the stuff gone but in a bad situation, he said he will pay me January rent when he gets money, but I'd hate for them to go and take all the valuable stuff and not pay me and leave me the mess, I probably can't hold their stuff hostage, thoughts? 

I have heard both the good and the bad sides of investing out of state and so I am curious to know what other's experience has been? 

A tenant may try to befriend you so that you'll feel bad about kicking them out if rent is unpaid, etc.

although we bought about 6 years ago or so for 270 put 100k into it so you can do the math  no debt .. hoa 400  we pay utls. 200 or so.. so 600 a month out of the 3500.. tax's about 1500 a year ( got to love Vegas taxs ) value today right at 600k.. so lets say we net about 33k a year on 370k cash .. so not bad little under 10% COC with an outstanding tenant one of the best I have ever had.PS given tenant quality we manage ourselves.. 

I am invested in a small multi family in TX and the management was not able to fill the property and do repairs and the income has dwindled badly.
