The property is typically marketed in the best light possible with the lowest expenses to extract the highest price from a potential purchaser.I only play in the commercial space but these residential properties "fully rehabbed" tend not to be because of the cost it would take versus the price point of ARV they can sell it for.

To me, title was a mystery (at the time).It wasn't until I paid an attorney to interpret a particular situation and discovered a way to profit from my having 'reversed engineered' an opportunity, understood what others did not, (and extracted a very substantial amount of equity) that I became very excited about the prospects studying title.

Based on the prior two sentences, I would be cautious about retail priced investing, which is what there is unless you know how to extract a property from an owner w/o market forces at work... meaning buying from a seller who is not ready, willing, or able to sell.
