Looking to net 4 figures a month in cash flow with this unit - the goal is to close 7 more by the end of the year - let's see how it goes. 

I use Proper insurance, unwritten by Lloyds of London, for my STR - covers the extra issues you would expect from an STR like vandalism, alcohol liabilities, business interruption up $10k, hot-tub cooties etc.

.- It's not profitable for them to search for under-market priced houses, figure out repairs needed or what other problem is pushing the price down and do even more for a newbie investor that has analysis-paralysis and may never buy anything.Some questions you'll want to share the answers to with any agent you choose:1) Are you paying cash or getting a mortgage?

Nice hit for us and we have 2 more going One sold to lennar another to a big regional same terms larger returns for us and my client will make 8 figures on one :)  .. 

Figuring out the true cost will heavily depend on the type of dig down, depth, and total square footage.

Personally, I would not keep a rental that is not expected to cash flow.
