I don't think you remodel the basement to turn it into a rental (unless you put a separate entrance in and can make it a separate apartment). 

I'm thinking of opening a restaurant or possibly grocery store near a freeway entrance along the Wilbur D Mills Freeway, I think it is the 630.  

If I lived in TX, I would be temped to do this deal myself since the entrance point is $250K.
