What if the intent all along is the highest and best use or disposition?

The character of your clientele and economics of that business model will demand a hard nosed nickel & dime disposition throughout.

However leverage not only plays into the acquisition but also the disposition.  

Also make sure they are very clear with regard to the disposition of the note in a short sale.
