I am looking at a multi family in cincinnati and I am debating "house hacking" one of the units  while we renovate it to get better financing or just running it as a rental.

I’m debating on finding a deal where owner finances or acquiring a hard money lender.

This is not a debate about Dave Ramsey-we are out of debt and have 6 months emergency fund and don’t adhere to his investing advice but I liked this idea when saving to buy real estate. 

I need an opinion from disinterested party......I’m involved with a debate between contractors.

I am also debating trading up into multi-family once I am comfortable enough.

NY state law will tell you how far in advance you have to provide written notice of an increase in rent....usually 60 days in many states, some are 30 days....then the debate will be do you do it all in one big jump or small increments as not to shock the current tenants enough to leave...... that's a debate on here in many posts

We were debating between a multifamily and living in it versus upgrading to a bigger condo and investing out of state. 

I am debating if I need to hire an attorney to get this done or an accountant (since they probably know the tax side of the business).

There is LOTS of debate about having properties in your name vs an LLC. 

We are still debating on House Hacking or trying to find a small MFH that we can use our HELOC as the 20% downpayment.
