Accountants are nice accessories in bean counting, but those that are serious about making and keeping wealth think long term, short term, and all in between.

Every city has different rules on accessory dwellings and what needs to be done for separation purposes.

For example, in Orem you can rent a legal an accessory apartment only when the other residence is owner occupied - both units cannot be rented unless zoned as apartment.Some cities don't care about it, others do. 

Those who had constructed higher density buildings prior to the action - and the odd one who has since made the argument for higher density given the adjacent lots are already zoned as such - are the few true multi-units in the neighbourhood.Unofficially, the boundaries of what is permitted by zoning (a single family dwelling with an accessory apartment) are frequently pushed and there are many older 1500ft^2 post-war houses which have been converted from 2/1s and 3/1s to 4/2s and 5/2s and most of the properties in the neighbourhood provide student housing.  

Similar to the path that you took, my wife and I are currently educating ourselves in the world of flipping and wholesaling with plans to use the experience as a means of "active income" to fund the acquisition of buy-and-hold properties acting as vehicles for the coveted "passive income".

I am married and have two young children and this change could really provide the flexibility I covet in order to be there for them.

An idea for staging yourself is renting furniture groupings and even accessories.

We scrambled around town looking for deals and using a few personal items, like a bedroom set with an old mattress the we repurposed for the staging with new linens, some new items like a sectional and table, and rugs and accessories we borrowed and bought.  

And just to be more ambitious, this is the list of everything I want to do:- Clean all the junk and debris from the house and yard and demo the shed in back- Replace the roof and fix the gutters/soffits- Landscaping- Replace all the windows with double-pane vinyl windows- Replace all the floors in the house (ceramic tile for the kitchen/bath/laundry room, and vinyl plank for the living room and the upper level)- Re-do the bathroom with new everything -- plumbing, tub, shower surround, floor, sink/faucet, toilet, mirror, accessories- Re-do the kitchen with new cabinets, counter tops, and sink/faucet- Paint the entire interior (white ceilings, beige for walls, white for trim)- Replace all the light fixtures, outlets, and switches- Replace the front and back doors and put in new locks- Add smoke detectors and carbon monoxide detectors as required- Finish off the upper level (that was begun by someone else)I want my rehab budget to stay at or under $30,000 and I want to complete everything within 2 months from closing.
