Maybe you find some zomgamazingsauce deal in the heart of Piedmont that trumps what everyone else is doing, for example, but I suspect you can find success sticking local to you in Solano.

And I love houses :D  Managing other people's assets is a rewarding career, but office space is my job, and homes are where my heart is.

I have my heart set on doing some vacation rentals at the beach to start out, then possibly move into some single family longer term rentals, but I have a lot to learn!

This discussion is off the topic of REI, but DGI is pretty cool, actually, and I find it makes a good bit of sense to landlords since the dividends are akin to rental cash flow, and there are several other parallels as well ... my heart is still with my local rentals, but it is a decent place to diversify IMO and park extra money assuming you are ok with potentially parking it longer term in case a bear market hits.

It's heart breaking to see mountains for trash laying outside every house in a neighborhood.
