Instead of continuing to hire remediation contractors you should hire a hygenist to come in, do some testing and provide a remediation plan.

both have their place as investments, but leveraged RE appreciation historically has whooped unleveraged stock growth (due to the leverage, historically stock has done slightly better than unleveraged RE nationally).  

I tried to provide constructive feedback on why it was not worth continuing with RentRedi and all the sudden I couldn't type anymore (it was about 3-4 sentences I got cut off). 

However now that it's been a couple years and Avantstay is running these like a well-oiled machine, I probably will continue with them as a PM company when my master lease is up. 

We've got strong job growth (tech, healthcare, education), stable population growth, strong rental demand, and plenty of value-add opportunities in multifamily.
