A good compromise would be to ask her to pay enough so you can make your HELOC payment.Assuming this is a typical short-term interest only loan, and she truly has no way to pay right now, allow her to tack on two loan payments to her payoff when it’s due. 

Reach a reasonable compromised, you're the one spending $$ to improve his living situation, correct? 

After calling about 10 wrong numbers I got a hold of the real person and let her know her identity was compromised. 

Focus on your closing funds and in not compromising your closing by opening any credit or doing something crazy.
