Using a 203k, you'll usually have quite a bit of equity that in 1-2 years you should be able to refi out of the FHA loan product into a conventional removing the MI associated with FHA loan products. 

Did you put in the carpet when all the properties in the comps you pulled are selling with luxury vinyl..

If you have the mobility to do so it's a great way to get your feet wet and learn along the way!!!! 

Does seasoning start when the property is bought?

There are not a ton of comps on Zillow or other websites that I have checked and it was last sold a while ago so even these resources are unable to give me a quote.  

I really like the idea of leveraging local contacts for walkthroughs and feedback.
