I.e. there is no way to study multiple cities for one fee, correct? 

Outside of real estate and data science, I love board games, cooking, classic rock music and travelling (might travel around Mexico/Cancun if possible). 

@James Walker I would start with planning and zoning, assuming you've done that part and/or feel likely you can get it approved, then I would pay for a feasibility study from a neutral 3rd party. 

I saw two recent studies comparing rental costs to home ownership.

OMG can you imagine, I do not need to make up stories or brag about how long I have been doing something, because like life, it all becomes a blur at some points.Here is another classic - We had a loan where the borrower was using the property as a rental in Danville VA (not a place I recommend investing).

If you are convinced this is the guru you want to follow, pick up a cheap resale on amazon or ebay...read and study it cover to cover.
