@Joe Splitrock Of course, and both are essential for good asset protection, but I think a lot of people don't realize insurance only protects your properties from claims stemming from the properties themselves.

I do believe in the cannabis industry but don't want to take the risks at this point.

Seems that the majority of the information is promising aside from the occasional bad experience typically stemming from the original purchase price. 

That's where my question stemmed from.

Currently owe 3.5M on the property.After getting the property rezoned for cannabis cultivation and processing and doing multiple building upgrades it was just appraised for 6M.The state has finally issued the license for cultivation (works similarly to liquor license where it’s attached to the real estate) therefore further increasing asset value.

Especially up here the prices have been high because of the cannabis industry and I'd expect prices to drop with legalization over a couple of years 

I'd go all-in with Cannabis and venture capital funds.
